Open Houses, Do They Work?

Why do we hate the open house? If you ask many Realtors they will say "an open house does not work. I have never sold a house through an open house" is a very common response. The interesting paradigm though is that is not the question asked. The question asked is does an open house help sell homes? An trend we have started to see is when we run an open house we see a spike in showing activity the following week. Why?

Here is what we think is happening. In today's world of technology, and if we do a good job of pushing our open house through multiple channels, such as having an open house page on your web site Boulder CO Open Houses, posting in our MLS and the Paper, Buyers are finding the homes on their own. The Buyer than comes to preview the home on their own to get a feel of the home prior to calling their agent. If they like the home they will call their agent to show it to them the following week and advise them on the property. The way we as an organization tend to track sales this will post as another agent selling the house. In reality the open house facilitated the sale.

As the delivery of information increase, the answer open houses do not work may not be truly in the Sellers best interest. In the future as, the true answer may be, "Mrs. seller we will want to do a very loud splash when we come on the market and have several open house to allow prospective Buyers to preview the home prior to bringing their agent. If they do not have another agent we will be happy to help them."

As technology changes our perspective on the Open House and the roll it plays may need to evolve and change to meet the times.
