Boulder CO has been fairly resilient over the last two years when we look at the average price per a square foot. We are actually beginning to see a convergence of the for sale curve and the sold curve, which tends to indicate that Buyers and Sellers are beginning to share market expectations. The chart above represents the Boulder CO Real Estate market as a whole. The upper end market in Boulder is still running slower than the market as a whole.
With properties such as the Arete over flooding the market, the high end condo market in Boulder will take several years to recover and will continue to see downward pressure. On the flip side, mid level priced properties, such as the Peleton have seen a strong surge of activity in the first quarter.
Another area that is beginning to show renewed strength are new construction single family homes in Boulder CO. With the new building code restrictions current inventory is quickly becoming a very rare commodity. Home such as 1435 Sunset can no longer be built under the current code structure.
