As they say the proof is in the pudding. With over 16 properties under contract and closing in on 18 I would have to say the Tax credit did cause a bump to the Hinkelman, Smith group with RE/MAX Alliance. Normally we will place 7 to 10 properties under contract a month. 16 is a whopping 60% to 70% increase above our norm. As we look forward there is certainly a renewed confidence in the housing market in Boulder County and across the Front Range.

Boulder Short Sale




This week I had the oppurtunity to list a short sale just outside Boulder, Colorado and was reminded of the value we bring to folks everyday. Many times we hear stories of people trying do a short sale after over extending themselves, using their home's equity to buy the latest and greatest car, or travel on exotic vacations. In essence, folks living beyond thier means and at the end of the day they get behind. More often though, it is a person who was truly trying to do everything they could to get by, but life decided to take a turn and they are left in a position where they just cannot keep up.

It is a sad situation in today's world housing market for many, but the Realtor community has played an instrumental role in helping people to get back on thier feet and both financialy and mentally. In many cases just being there to support a Seller through tough times is the greatest service we can provide. As I left a meeting with my Sellers this week, I held back tears as I watched how much they loved thier home of 40 years (and their four dogs!), I was reminded of why I was there and the value we bring.
